    This course is an intermediate/advanced level course designed for Community Association Managers and Board members. The course covers three major topics: the first section answers the philosophical question of “Why Have Reserves?” by examining the pros and cons of Associations with well-funded Reserve accounts. The second part of the course explores the concept of Percent-Funded, a metric used for measuring the strength of an Association’s reserve account at any point in time. The course then concludes with a detailed explanation and analysis of the differences between the two methods of reserve fund budgeting, known as the “straight-line” method and the “pooled” method. All course attendees should come away with a greater understanding of the importance of reserve funding, as well insights about the specific methodologies that can be used to help guide their Associations to financial success.
